What the department wants from you

Send what you have. Anything missing, we come back and ask once, before it goes in rather than after a correction.

  1. Architectural set

    Floor plans, elevations, sections, and a site plan showing setbacks. This is the set the reviewer marks up.

  2. Structural calculations where the work is structural

    A wet-stamped set from your engineer. We submit it as provided and never alter a stamped sheet.

  3. Title 24 energy compliance

    Required for conditioned space. Missing Title 24 is one of the most common first-round corrections.

  4. Property details

    APN, zoning, and whether the lot has any existing unpermitted structures. Unpermitted work found mid-review changes the job.

  5. Your licence and BTRC numbers

    Filed under your licence, signed by you.

Who handles plan check comments?

We do. ADU review comments are normal and a structural set can easily take more than one pass. We will tell you what is included when we quote the job.

Can you file if the plans came from someone else?

Yes. We work from whatever set you have, including one drawn by an architect or a plan shop. If the set is missing something the department will ask for, we tell you before it goes in rather than after.

What if the property has unpermitted work already?

It has to be dealt with, and pretending otherwise just moves the problem to the reviewer. We flag it as soon as we see it and lay out the options honestly, including the ones that cost you money.
